Scott Ranch is a 59-acre property located at the intersection of D Street and Windsor Drive on the south side of Petaluma. In 2018, Davidon Homes entered into an agreement with Kelly Creek Protection Project (KCPP), a Petaluma non-profit organization, that allows for the purchase of 47 acres, 80% of property, and implements a design that addresses the most important concerns raised by the community over the past several years. This proposed design presents a project with an emphasis on reducing environmental impacts across the board, including traffic, aesthetics, biology (native grassland, trees, wetlands and wildlife), climate change and wildfire risk. The project strikes a balance with a residential application for 28 homes, the absolute minimum allowable density, and a park extension application for 47 acres of the property, with the preservation of 89% of the property as permanent open space.
